Set against the dramatic backdrop of the Rocky Mountains and just a mile from downtown Aspen, Colorado, a sprawling alpine estate has been listed for a staggering $300 million, making it the most expensive home currently for sale in the United States. On a national scale, the priciest residential sale to date remains hedge fund manager Ken Griffin’s $238 million purchase in 2019, when he bought three floors of a luxury tower in Manhattan.

Little Lake Lodge, as the compound is known, is spread across 74 acres along the Roaring Fork River. It was originally built in 1994 and has been carefully shaped over the decades into a one-of-a-kind mountain retreat. The property is owned by California billionaires Lynda and Stewart Resnick, owners of The Wonderful company, and its sheer scale and amenities reflect a rare combination of luxury and natural beauty.

At the heart of the estate sits an 18,466-square-foot primary residence beside a private trout-filled lake surrounded by native landscaping and preserved flora. There are 18 bedrooms and 22 bathrooms and according to The Wall Street Journal, all furnishings are included. Also included in the listing are plans that are in place for a second, much larger 19,750-square-foot residence designed by award-winning architectural firm Rowland + Broughton. The county-approved plans push far beyond Aspen’s typical maximum house size, creating the possibility for a true multigenerational compound unlike anything else in the Mountain West.

In addition to the main lodge, the property includes several guest homes and staff accommodations, including a modern 5,286-square-foot riverside home built in 2014, a three-bedroom alpine-inspired residence, and a smaller two-bedroom cabin. An 80-foot infinity-edge pool, breezy terraces, cross-country ski trails, and miles of walking paths make the estate feel like its own private ecosystem, teeming with wildlife and offering year-round recreation.

Aspen’s real estate market is no stranger to jaw-dropping prices, with properties regularly selling in the $50 million to $100 million range. Still, some agents told The Wall Street Journal that a $300 million asking price may be pushing the limits. If sold, it would nearly triple Aspen’s current record, set just last year when billionaires Steve Wynn and Thomas Peterffy reportedly teamed up to acquire a $108 million estate.
