One of northern Utah’s newest ski areas is looking for a new owner.

Cherry Peak Resort, located just east of Richmond in Utah’s Cache Valley, has officially been listed for sale at $22.5 million. The offering gives prospective buyers the opportunity to acquire a fully operational ski resort, a four-season events venue, and future development property all in one package.

The 174-acre property sits just 15 minutes from Logan Airport and approximately 90 minutes north of Salt Lake City. Surrounded by public lands, the resort is nestled between the 44,523-acre Mount Naomi Wilderness and more than 14,000 acres of Utah state land, giving it a scenic alpine setting with direct access to nearby backcountry terrain.

The listing emphasizes that the sale is not the end of Cherry Peak Resort. Instead, it describes the offering as “the next chapter” for the ski area, with resort operations continuing while a buyer is sought.

Cherry Peak currently offers more than 220 skiable acres, 29 trails, three triple chairlifts, a magic carpet, a terrain park, and night skiing. The resort has a base elevation of 5,775 feet, rises to a summit elevation of 7,040 feet, and features a vertical drop of 1,265 feet. Towering above the ski area is the 9,765-foot summit of Cherry Peak, which provides a dramatic backdrop for the resort.

At the heart of the property is a 15,784-square-foot, three-story lodge designed to support year-round operations. The main level houses ticketing, rentals, and resort services, while the second floor includes a dining area, a commercial kitchen, an outdoor deck, and a stage overlooking the slopes. The third floor serves as an event space that can host weddings, concerts, corporate retreats, and other large gatherings, reflecting the resort’s growing focus on four-season operations.

The listing also highlights significant development potential. Existing city utilities, year-round county road access, and current entitlements provide opportunities for additional single-family homes and incidental lodging with 15 or more rooms, allowing a future owner to expand the resort’s overnight accommodations.
