North America’s newest ski village, Deer Valley’s East Village, is slated to feature 70 restaurants and shops across 180,000 square feet of commercial space. The East Village’s full buildout, including its residential and retail spaces, is scheduled for completion by 2030, several ski seasons ahead of Utah’s hosting of the 2034 Olympic Winter Games. The village’s 70 restaurants and shops, managed by Jones Lang LaSalle Incorporated (JLL) and 10Twelve Retail Leasing, are expected to be open by the 2028–29 ski season.
The East Village skier services building, along with the Four Seasons Residence Tower and a portion of the retail and plaza space, is scheduled to open at the end of 2027. A year later, the Four Seasons Hotel Tower, Waldorf Astoria, and the initial phase of Cormont are expected to open. Marcella Landing at Deer Valley will include 144 mountain homes, 50 townhomes, and two lodges, all scheduled to open for the 2028–29 ski season. All remaining residential and retail spaces are planned for completion and opening by 2030.

Extell Development Company, the developer behind East Village, partnered with Alterra Mountain Company, Deer Valley’s owner, in 2023 to bring the ambitious project to life. At the heart of the village will be a vibrant community designed for residents, guests, and vacationers. Planned as a year-round destination, East Village will offer activities and experiences in every season. During the summer, visitors will be able to enjoy concerts at an outdoor amphitheater, along with more than 50 miles of hiking and biking trails connected to the Wasatch Over Wasatch (WOW) trail system. In the winter, the village will offer skiing and ice skating.
In the press release, Peter Peterson, Senior Vice President of Food & Beverage at Deer Valley East Village said:
“Deer Valley East Village was intentionally built to be a place people want to be all 12 months a year. It’s been designed so that time spent in the village is just as much a part of the alpine lifestyle as the time spent on the mountain. Our food, beverage and retail program is central to the destination’s character; it’s what turns the village from a place you pass through into a place you live, gather and come back to time again. Partnering with 10Twelve gives us a curatorial partner who understands how to build a tenant mix with real identity, rather than simply filling square footage, and that’s exactly the standard this village is held to.”
10Twelve is a retail leasing company focused on a diverse mix of retailers, from national brands to local businesses. Their goal is to bring unique opportunities to each market. The company has worked across more than nine million square feet of commercial space spanning 58 projects. By combining Extell’s real estate expertise with 10Twelve’s retail experience, the East Village is becoming a world-class destination. With its mix of retail, dining, recreation, and hospitality, the development aims to establish Deer Valley alongside renowned mountain destinations like Aspen and Vail.
