7 of the 9 Most Expensive Small Towns in the U.S. are Ski Towns

The town-and-country lifestyle is often portrayed as simpler, more idyllic, and less expensive than big-city living, especially when it comes to housing. But is this really the case?

LendingTree analyzed U.S. Census Bureau data from the American Community Survey to explore the costs of buying a home in smaller towns. They identified the 50 U.S. micropolitan areas (towns with populations between 10,000 and 50,000) with the highest median home values.

Surprisingly, many of these towns feature real estate prices that rival and sometimes surpass those in the nationโ€™s 50 largest metropolitan areas. Maybe not surprising is many of them are located within 50 miles, or less than an hour’s drive, of a ski resort. See the list below.

They are often nestled near ski resorts or scenic locations and attract wealthy individuals looking to invest in second homes who snag up a townโ€™s limited housing supply, making housing difficult to afford for locals who arenโ€™t high-income earners. The appeal of these towns lies in their combination of natural beauty, recreational opportunities, and exclusivity, driving up property values and making them some of the priciest real estate markets in the country whether it’s in the big city or smaller towns.

  1. Sweet clickbait. Vineyard haven is not a ski town. Located on Martha’s Vineyard which requires a ferry or flight to get to. By that logic, Alpine NJ, 40 miles from Mountain Creek with a median home value of $10.1M would be far the most expensive.

    1. The title clearly states that 7 of 9 are ski towns, with the qualifier being within 50 miles of a ski area. Vineyard Haven, MA (80 miles) and Ellensburg, WA (56 miles) do not qualify as ski towns. Alpine, NJ, with a population of less than 2,000 would not be eligible for LendingTree’s micropolitan definition (towns with populations between 10,000 and 50,000).

      1. This must have been written with a big assist from AI. No knowledgeable, human definition of a ski town would ever include anywhere on Martha’s Vineyard – an island of sand dunes and beaches with a highest elevation of 311 feet. That would be like calling Damascus a ski town because Mt. Hermon in the Golan Heights is nearby.

        1. The data comes from LendingTree as cited in the article. Vineyard Haven was one of the two that didn’t qualify as a ski town, with Ellensburg being the other (both more than 50 miles from a ski area).
