Retired ice hockey player come businessman Patrick Dovigi has purchased a new property this week in Aspen, Colorado. Dovigi sold his previous Aspen mansion for a record $108 million in April this year, a new record for Aspen. Dovigi, who is now the CEO of waste management company GFL Environmental, purchased his latest Aspen property for $57.5 million.
The house, known as the Newberry House, was formerly owned by actor Jack Nicholson. Nicholson had purchased the house for $555,000 in 1980 together with record and film producer Lou Adler. According to the 2008 biography, Five Easy Decades: How Jack Nicholson Became the Biggest Movie Star in Modern Times, the three-time Academy Award winner purchased the home with Adler because it offered better TV reception than their respective Aspen homes they already owned. The pair purchased the historic house purely for the purpose of watching Lakers games. They are known to be loyal Lakers fans and have sat next to each other courtside for more than 40 years. In 2013, Nicholson and Adler sold their “TV-pad” to the Hauptman family for a cool $10.5 million profit.
Nestled in the heart of downtown Aspen at 206 Lake Avenue, the Newberry House is one of Aspen’s protected historical buildings. Built between 1886-88, during the height of Aspen’s mining boom, the historic property spans approximately 8,500 square feet and includes six bedrooms and one master bedroom. The first owner was Charles Hallam, who sold it to an early Aspen banker known as T.G. Lyster. It was then bought by William Shaw in 1929, who owned it until the sale to Nicholson and Adler. Due to the lengthy ownership by county Judge Shaw, the house is often referred to as the “Judge Shaw House.”
In 2014, following the sale to the Hauptman family, the house’s interior was remodeled to modern standards, a full basement was added, and the entire building lifted a foot off the ground to shore up the foundation. The remodeling was not without controversy, and plans to remodel the barn were blocked by the Historic Preservation Commission. It is unclear what Dovigi’s plans for this historic building are, but it seems his options are limited to modernizing the interior of the building.
Patrick Dovigi set the record for the most expensive property sold in Aspen in April when he sold his Willoughby Way mansion for $108 million. It was the first time an Aspen property smashed through the $100-million ceiling. He had purchased the property in 2021 for $72.5 million—a record at the time and went on to sell it for the new property record for an almost 50% profit in less than three years. He also sold another Aspen home for $55 million in 2022 after buying it for $44.5 million a year prior.
