Big Sky, Mont. โ The Gallatin County Commissioners voted today unanimously to approve a Zone Map Amendment in Big Sky. The parcels are part of the proposed Cold Smoke affordable housing development. The Big Sky Community Housing Trust (BSCHT) is partnering with Lone Mountain Land Company (LMLC) on this project to deliver 389 permanently deed-restricted residences only available to the local workforce and affordable to a range of incomes. This Zone Map Amendment is a first step toward that goal.

BSCHTโs most recent housing needs assessment found that Big Sky needs over 1,350 new affordable housing units by 2028 to satisfy the needs of local workers and their families. This affordable housing development project would satisfy a significant portion of that need.
The project is located in the heart of Big Sky, within walking distance of retail services and amenities in the Meadow Village and Town Center. Several multi-use trails are planned to connect to the extensive trail network in Big Sky. Skyline Bus, the local public transportation system, already has a service route parallel to this proposed development’s northern edge. The project is contiguous with the RiverView workforce housing development, another partnership between BSCHT and LMLC.
Cold Smoke development plans contemplate a variety of product types, including a combination of for-sale and rental offerings. The project is programmed with 125 single-family homes and 264 apartments. The entire project will be deed-restricted, and short-term rentals will be prohibited.
The proposed development will require additional regulatory approvals and is expected to break ground in 2025.
