Sotheby’s just listed a stunning property in Aspen, CO, for the eye-watering asking price of $105 million. It is not the first property listed above the emblematic figure of $100 million but it would be the first to ever trade there if it did sell for nine figures. The current price record for real estate in Aspen sits at $72.5 million set in 2021 for a 21,477 sq. ft. home purchased by Canadian Patrick Dovigi, founder and CEO of GFL Environmental. In May this year a property listed for $100 million in Q3 2022 sold for $65 million, 35% less than the asking price.
Aspen Snowmass has long been known as the playground of the ultra-wealthy and A-list celebrities. Not surprisingly, real estate market matches that reputation, and the average sales price of a single-family home in Aspen currently sits at $14.5 million, down -22% from its peak in late 2022 but still more than double the average of 2019.
During the pandemic, prices in Aspen more than doubled as many well-healed urbanites flocked to the serene mountains, driving up property prices. Remote working enabled a unique new lifestyle, leading to people relocating to Aspen rather than simply adding a ski holiday home to their property portfolio.
